Huntsville added 12,400 residents between 2020 and 2025, according to city planning data, pushing demand for new housing and retail near existing job centers. The Five Points change would allow buildings up to five stories and reduce minimum lot sizes from 7,500 square feet to 2,000 square feet.
Site location and nearby landmarks
The parcel sits between Clinton Avenue and White Street, one block from the main branch of the Huntsville-Madison County Public Library and two blocks from the Von Braun Center. City records show the land currently holds 62 single-family homes and two small warehouses built in the 1970s.
Planners estimate the rezoning could support 380 new residential units plus 85,000 square feet of ground-floor retail if approved. Average sale prices for existing homes in Five Points reached $287,000 in the first quarter of 2026, up 9 percent from the same period in 2025.
Next steps for residents
A public hearing is scheduled for 5:30 p.m. on July 16 at City Hall on Washington Street. Written comments can be submitted through the city’s online portal until July 14. Staff will forward a recommendation to the city council, which could take final action in August.
Property owners within 500 feet of the site received mailed notices on June 28. The planning department will hold an open house at the library branch on July 11 from 4 p.m. to 6 p.m. to answer questions about traffic studies and utility upgrades already under review.
