Cash buyers from outside the region are driving multiple-offer situations on single-family homes and pushing list prices higher in established neighborhoods.

Investors closed on 47 Huntsville single-family homes in the first week of July 2026, a 62 percent increase from the same period last year, according to Madison County property records released July 10.
The surge coincides with a drop in 30-year mortgage rates to 6.35 percent and a steady stream of defense and aerospace job transfers into Redstone Arsenal. Local agents report that out-of-town buyers are waiving inspections and offering 3 to 5 percent above asking to secure properties before they reach the broader market.
Activity Concentrated Near Five Points and Monte Sano
Competition has been sharpest in the Five Points Historic District and along Monte Sano Boulevard. In Five Points, three investor groups purchased four-bedroom homes on Wells Avenue and Locust Street within 48 hours of listing last month. On Monte Sano, a renovated 1950s residence at 112 Monte Sano Boulevard received eight offers and closed at $489,000, $34,000 over the asking price.
The Huntsville-Madison County Chamber of Commerce reported that new corporate relocations added 1,200 households to the metro area in the second quarter. Many of those households are renting short-term while they search, adding pressure on the limited supply of move-in-ready homes.
Price Data and Inventory Trends
Median sale price for existing homes reached $398,500 in June, up 7.2 percent from May, according to the Huntsville Area Association of Realtors monthly report issued July 8. Days on market fell to 19, the lowest figure recorded since October 2022. Active listings stand at 812 units, down 21 percent year over year.
Buyers who plan to occupy the home should obtain pre-approval letters before touring and consider properties listed for more than 10 days, where investor interest has cooled. Sellers listing this month are advised to price within 2 percent of recent comparable sales to avoid extended negotiations.
